Commercial & Industrial Water Softeners

Size a Softener for Your Busiest Hour

If your building runs on West Michigan municipal or well water, hardness is already costing you something. Kalamazoo city water runs about 18 to 19 grains per gallon. Grand Rapids runs about 8. Wells in the surrounding townships often run higher and bring iron along with them. That mineral load plates out on every heat transfer surface in the building and works its way into every piece of equipment that touches hot water.

Sizing

How Commercial Softening Differs From Residential

The chemistry is the same. The sizing is not. A house has a predictable draw and a long overnight window to regenerate. A commercial building does not: a hotel with onsite laundry, a dorm at 7 a.m., a canning line during a production run, a parts manufacturer or OEM running production lines three shifts a day, or a restaurant kitchen at dinner rush all produce peak demand that dwarfs the daily average. The three-shift plant has the added problem that there is no quiet window at all, so the system has to regenerate without ever interrupting soft water, and the service behind it has to be as reliable as the equipment. Size to the average and the system runs out of soft water at the exact hour it matters.

Step 1

Peak flow.

We size to your worst hour, which is usually several times the daily average.

Worst hour, not average
Step 2

Continuous supply.

Production and hospitality facilities cannot go hard while a tank regenerates. That is what twin alternating and progressive flow configurations are for.

Twin alternating
Step 3

Regeneration efficiency.

Salt and water consumed per regeneration adds up fast at commercial volumes. Metered, demand-initiated regeneration beats a timer.

Metered, not timed
Since 1973From a single tank feeding a restaurant kitchen to a five-tank system feeding an entire event center at more than 900 gallons per minute.Three things drive every commercial sizing decision.

Configurations

Configurations We Install

The CP Series runs from roughly 3 to 5 GPM on the smallest units up to 40 to 60 GPM on larger builds; above roughly 60 GPM, or on high-volume boiler feed, an electric multi-tank Hellenbrand or AquaMagic build is normally the better fit. We install both and will tell you which way the math points.

One tank
Defined loads

Single Tank

One tank, one control valve. The right call when the facility has a natural downtime window, or when the softener feeds a defined load rather than the whole building. Clark Logic in Three Rivers runs a single-tank Hellenbrand feeding a dunnage washer.

Two tanks
Hotels & dorms

Twin Alternating

One tank is always in service while the other regenerates, so soft water never stops. Standard for hotels, dormitories, and any facility with overlapping demand across a long day.

Parallel
Spiking demand

Twin with SystemMate

Both tanks can run in parallel when demand spikes, then drop back to alternating service. AM Todd in Kalamazoo runs this configuration to cover a production floor and an office under one system.

3+ tanks
High flow

Triplex & Progressive Flow

Three or more tanks under a central controller that brings capacity online in stages as flow climbs. This is how you feed a 62 GPM nominal load that peaks at 80 without oversizing for the peak and wasting salt the rest of the day.

Non-electric
Restaurants & mid-size buildings

Kinetico CP Series

Twin-tank and meter-driven with no electrical connection and no timer: no circuit board to fail, no service call after a power blip, and the full resin capacity used before every regeneration. The CP216S OD approaches 50 GPM peak. Gordon is the exclusive Kinetico non-electric provider in West Michigan.

Ongoing Care

Service and Salt

Every system we install comes with service when you need it, and scheduled preventive maintenance if you would rather have it on a calendar. We service commercial equipment from other manufacturers as well, including systems installed by whoever came before us.

Rental is available on most commercial equipment and applications, and it saves many clients money. The first month, freight, and installation get the new system in; after that it is a monthly ACH payment. We service the equipment for normal wear and tear at no cost while you rent. Salt is not included.

Source water
Well water carrying iron and hydrogen sulfide

The challengeA large music camp wanted better tasting water with less odor for campers, plus soft water to a large kitchen. Hydrogen sulfide is a smell problem before it is anything else, and it is hardest to hold down at exactly the high flow rates a camp hits at mealtimes.

The systemHellenbrand H200 Triplex carbon backwashing system for sulfur odor reduction at high flow, paired with a Hellenbrand H125-96 Triplex progressive flow commercial water softener for continuous soft water across variable demand

The resultIn the camp's own words: campers and kitchen staff are happy.

Questions

Frequently Asked Questions

How do you size a commercial water softener?
We test source water hardness in grains per gallon, then work out peak flow in GPM, how long the peak lasts, and total daily gallons. Peak flow is the number that matters most. Sizing to daily average is the most common reason a commercial system runs out of soft water at the busiest hour.
What is the difference between twin alternating and progressive flow?
Twin alternating keeps one tank in service while the other regenerates, so supply is continuous. Progressive flow brings additional tanks online in stages as flow climbs, then drops back down. Progressive flow suits facilities where peak demand is far above the baseline, because you get the peak capacity without regenerating oversized equipment all day.
Is a water conditioner better than a water softener?
They are the same thing. Water conditioner is a term some companies use to support a higher price on equipment that works the same way. We call ours a water softener.
Do I need electricity for a commercial water softener?
Not necessarily. Kinetico non-electric commercial softeners are powered by the water flowing through them and initiate regeneration based on volume treated. They are a good fit where utility room power is limited or where a facility wants fewer components that can fail.
How much salt will a commercial softener use?
It tracks water volume and hardness rather than time, assuming the system is metered rather than timer-based. Once we have your hardness and daily gallons we can estimate consumption and set a delivery interval that keeps the brine tank full without overstocking.
Can you replace an old commercial softener without shutting down the building?
In most cases yes. We schedule changeouts around your production or service hours, and on multi-tank replacements we can often stage the work so partial capacity stays online. Tell us what your downtime tolerance is and we will plan to it.
Do you offer financing or rental on commercial water softeners?
We do not offer commercial financing as such. Rental is available on most equipment and applications, and it saves many clients money. The first month, freight, and installation get the new system installed; after that it is a monthly ACH payment. We service the equipment for normal wear and tear at no cost while you rent. Salt is not included in the rent. We also price match select electric-control systems.
